FLYNN CONSTRUCTION WOULD LIKE TO INVITE YOUR COMPANY TO BID ON THE DOG STOP IN GLENSHAW, PA. THIS PROJECT IS AN INTERIOR FIT-OUT OF AN EXISTING SPACE TO ACCOMMODATE A NEW DOG STOP AND OFFICES. THE DOG STOP IS A PLACE FOR GROOMING, BOARDING, TRAINING, ETC...ALL FOR DOGS. THE EXISTING BUILDING INTERIOR HAS EXTENSIVE DEMOLITION AND SOME EXISTING SYSTEMS TO TIE INTO FOR THE NEW DOG STOP. SITE VISIT DATE AND TIME WILL BE DISTRIBUTED IN THE NEAR FUTURE AND ALL WILL BE INVITED. ALSO, SERIOUS BIDDERS WILL BE GIVEN EXCERPTS FROM THE DESIGN AND CONSTRUCTION GUIDE.

DEMOLITION (GUT INTERIOR) CONCRETE CUT & PATCH (TRENCH FOR SANIITARY) MISC METALS (LINTELS, MISC. METALS) FENCING (VINYL FENCING AND GATES) CASEWORK (LAMINATE CABINETS AND TOPS) DRYWALL / ROUGH CARPENTRY / ACOUSTICAL CEILINGS FLOORING (LVT FLOORING) EPOXY FLOORING (EPOXY) PAINTING (INTERIOR PAINT) PLUMBING (DESIGN BUILD WITH LAYOUT) HVAC (DESIGN BUILD SYSTEM) ELECTRICAL (DESIGN BUILD WITH GUIDE)

IN ORDER TO OBTAIN THE PLANS, PLEASE FOLLOW THESE INSTRUCTIONS:
1. Click on the link in this email that says RESPOND AND VIEW PLANS. Enter the Project Key and security Key Codes where promtped (this info can be found at the bottom of this email.) 3. Click on the tab that says PROJECT FILES 4. Here you would download the plans Titled PLANS

PROJECT NOTES:
1. FLYNN WILL SHARE A DESIGN MANUAL WITH SERIOUS BIDDERS ONLY.
2. THIS PROJECT WILL BE DONE UTILIZING OPEN SHOP TRADES.
3. PROJECT IS SCHEDULED TO START ASAP AFTER PERMIT IS RECEIVED - PROJECTED END OF JULY
4. ALL TRADES SHOULD INCLUDE PERMIT FEES IN THEIR PROPOSALS AS APPLICABLE.
5. ALL SUBCONTRACTORS WORKING WITH FLYNN CONSTRUCTION ARE REQUIRED TO CARRY WORKMANS COMP INSURANCE.
6. ALL SUBCONTRACTORS SHOULD CARRY APPLICABLE TAXES IN THEIR QUOTES.
7. PLEASE DO NOT CONTACT THE ARCHITECT OR OWNER WITH ANY PROJECT QUESTIONS. ALL QUESTIONS GO TO FLYNN CONSTRUCTION,
8. MEP TRADES ARE DESIGN BUILD ESSENTIALLY - FLYNN CAN PROVIDE ADDITIONAL INFORMATION NEEDED, ADDITIONAL PLANS FOR LAYOUTS, SPECS, ETC...,SERIOUS BIDDERS WILL WORK WITH FLYNN TO OBTAIN ALL NECESSARY INFORMATION.
9. SCOPE SHEETS FOR TRADES BASED ON DRAWINGS WILL BE COMPLETED BY FLYNN AND SENT AT A LATER DATE.
10. FLYNN WILL BE CONDUCTING ON SITE VISITS OF THE SPACE - HARD COPIES OF THE PLANS WILL BE AVAILABLE AT THIS TIME FOR YOU TO TAKE WITH YOU - DATES AND TIMES WILL BE ANNOUNCED VIA MEMO AT A LATER DATE.
11. VALUE ENGINEERING IDEAS AND ASSOCIATED COST SAVINGS ARE ALWAYS WELCOME. PLEASE THINK ABOUT ANY IDEAS YOU MAY HAVE AND PRESENT THEM WITH YOUR BID.
