FLYNN CONSTRUCTION WOULD LIKE TO INVITE YOUR COMPANY TO BID ON THE CONDADO TACOS IN CRANBERRY TWP, PA. THIS IS AN INTERIOR TENANT FIT OUT OF APPROXIMATELY 4,000 SF TO ACCOMODATE A CONDADO TACOS RESTURANT THE WORK INCLUDES INTERIOR FINISHES, RESTROOMS, NON BEARING DEMISING WALLS, CEILINGS, LIGHTING AND FOOD SERVICE EQUIPMENT. EXTERIOR CHANGES INCLUDE OVERHEAD DOORS WITHIN EXISTING OPENINGS. ADJUSTMENTS TO THE EXISTING STOREFRONT WITHIN EXISTING OPENINGS AND ADJUSTMENTS TO THE SIDEWALK ELEVATION TO EXTEND TO NEW EGRESS DOOR AS WELL AS A NEW CONDADO BRANDED PATIO RAILING.
TRADES NEEDED:
CONCRETE CUT & PATCH (PLUMBING TRENCHES) RAILINGS, GATES, HOSTESS STAND, SERVER STATION, BAR ROOFING (PATCH AT NEW PENETRATIONS) DOORS & HARDWARE (FURNISH & DELIVER) OVERHEAD DOORS (NEW GLASS OVERHEAD DOORS W/BUG SCREENS) GLASS/ GLAZING (MODIFY STOREFRONTS FOR DOORS) DRYWALL/ ROUGH CARPENTRY/ ACOUSTICAL CEILINGS EPOXY FLOORING (SIKAL RESINOUS FLOORING-KITCHEN AREAS) STAINED CONCRETE FLOORING (DINING, BAR, RR'S) PAINTING (WALLS, CEILINGS, DOORS, ETC...) BATHROOM PARTITIONS BATHROOM ACCESSORIES SPRINKLERS (MODIFY FOR NEW LAYOUT) PLUMBING (WATER, GAS, SANITARY, FIXTURES, ETC....) HVAC (DISTRIBUTION, EXHAUST FANS, HANG OWNER PROVIDED HOODS, ETC...) PROJECT NOTES:
1. PLEASE REVIEW THE LANDLORD WORK LETTER FOR THIS PROJECT. THE WORK LETTER INCLUDES WORK THAT WILL BE BE COMPLETED BY THE LANDLORD AND SHOULD NOT BE INCLUDED IN YOUR BID....
2. THIS PROJECT WILL BE DONE UTILIZING OPEN SHOP WAGES
3. PROJECT IS SCHEDULED TO START MAY, 2022
4. ALL TRADES SHOULD INCLUDE PERMIT FEES IN THEIR PROPOSALS AS APPLICABLE.
5. ALL SUBCONTRACTORS MUST HAVE PROPOER LICENSING (STATE/ CITY/LOCAL, ETC) AS APPLICABLE.
6. ALL SUBCONTRACTORS WORKING WITH FLYNN CONSTRUCTION ARE REQUIRED TO CARRY WORKMENS COMP INSURANCE.
7. ALL SUBCONTRACTORS SHOULD CARRY APPLICABLE TAXES IN THEIR QUOTES.
8. PLEASE DO NOT CONTACT THE ARCHITECT OR OWNER WITH ANY PROJECT QUESTIONS. ALL QUESTIONS GO TO FLYNN CONSTRUCTION.

11 VALUE ENGINEERING IDEAS AND ASSOCIATED COST SAVINGS ARE ALWAYS WELCOME. PLEASE THINK ABOUT ANY IDEAS YOU MAY HAVE AND PRESENT THEM WITH YOUR BID.
