Ground up construction of a new Chick-fil-A.
Landlord will bring all utilities to withing 5' of the building. GC scope for the utilities will include 8" HDPE storm lines for the canopy and roof drains, and (2) double cleanouts for the sanitary line.

- Scope of Work: LL Work Reqd.
- LL Scope: Per the Construction Date Memo, all LL work to be completed by 12/31/22. Work includes the following:
- Demolition and removal of all existing buildings and other improvements, including but not limited to trees, landscaping, and any ex. utilities including underground and above ground foundations and footings
- Installation and construction of all utilities within 5’ of property
- All excavation, over excavation of site, cut and fill work and remove all unstable soil beneath the area of CFA’s footings in order for CFA to use standard spread footings.
- Construction of stormwater drainage including detention basin, and catch basins for use by CFA.
- Items to Note:
- Storm Sewer
- No detention shown on plans. Storm sewer to connect to ex. storm system located in SE corner of site.
- Primary Electrical Extension
- LL to provide and install pole mounted transformer in the SE corner of site for CFA to connect primary power.
- Gas Service
- Gas service to the site is being extended from the SE corner of the site. GC should immediately begin coordination of this work with Centerpoint Energy.
- Water
- LL’s GC to install service connection for domestic water and for irrigation. LL to install water meter and backflow prevention device for use by CFA.
- Permitting:
- Site Plan – Currently the plans (both Civil and Architectural) are in for review for the second submittal with Harris County. (Tracking toward a Permit Ready Date of 12/24/22.)
- MUD has approved plans
- Electric/Gas – GBC has initiated the notification and approval process
