Scope

CLARIFICATION OF WORK:

ARBYS 12308 JAMES ST., HOLLAND, MI 49424

 

Schedule:           Construction Start:         Monday, 6/26/2023

                                           Weeks 1-3          Demo and Start Work on Exterior and Interior Customer Areas.

Week 4               Restaurant Fully closed for Kitchen Work and Completion of Exterior, Dining, and Restroom Work.

All work completed        Monday, 7/21/2023 C of O & Turn Over                   

Exterior scope of work should be done along with starting the interior portions of the remodel beginning on Monday, 6/26/2023.  All work to be complete by 7/14/2023.    

Work is to be completed within 26 Calendar days. Completion of this project on time is critical.  Contractor is to complete his bid using a construction schedule that takes into account the nature of the site, building, potential weather conditions, time of year, etc.  Facility is available for work 24/7 as needed to maintain schedule if acceptable by local jurisdictions. GC to provide supervision of sub trades during off hour construction.

 

Building Interior / Exterior

 

6.       Contractor to unload, assemble, and install decor package per décor drawings. 
 

7.      Wallpaper is to be caulked to window frames.

 

8.      Menu Boards:  NEW interior menuboard and NEW exterior menuboard. Both menu boards are supplied by Owner and installed by Contractor  See plans for details.

 

9.      If the architectural / mechanical / electrical plans are in conflict as to their meaning or should the contractor find omissions from the drawings, the Arby’s project manager is to be notified immediately.

 

10.  Contractor to compare décor drawings to architectural plans and advise Arby’s Project Manager if conflicts exist.

 

11.  Owner to supply all lighting inclusive of LED upgrade to FOH and BOH, except for emergency lights and strobes, which if needed are to be supplied and installed by EC. EC to install all lighting.

 

12.  Contractor to supply all tile and setting materials.

 

Kitchen

 

13.   GC to coordinate with KEC Vendor for Kitchen Electrical and Plumbing work to be completed in the final week of construction.

 

14.   Contractor to demo and dispose of existing Production table and assist Kitchen Equipment Installer as needed.

 

15.   Contractor to demo and dispose of existing 3-bay sink so that new 3-bay with warewash can be installed by Kitchen Equipment Installer.  Contractor to assist Installer as needed.

 

16.   Leave old oven hood (not conflicting with any new equipment)

 

17.   Relocate Prep Sink in BOH

 

 

18.   Contractor to install new interior curved Menu Board (Provided by Owner) per attached information.

 

Refrigeration and Beverage

 

22.   Coke will need to adjust their line sets for new beverage bar location.  Relocate the icemaker and deinstall and reinstall the existing Coke Equipment. GC responsible for ice maker removal/reinstall, new drain, floor sink, water line.

 

23.   The DT area for Coke is to be deinstalled and reinstalled on new table as noted on plans.  Contractor responsible for ice maker removal/reinstall.

 

24.   General Contractor to coordinate with Coke installers. GC to coordinate equipment delivery and timing with Arby’s project manager.

 

Site

 

25.   Landscaping is to be furnished and installed by Owner.  Contractor to backfill all curbs and other grass and planting areas in a level manner to within 3” of the curb or finished grade.   Contractor is to compact fill at back of curb to minimize future settling.  Top Soil will be provided by Owner’s landscaper. Contractor to coordinate the scheduling of landscaping work.

 

26.   Contractor to verify/confirm slopes for new ADA Parks and sidewalks. GC to inform Arby’s Project Manager if slopes do not meet current ADA Standards.

 

27.   Remove Existing Clearance Bar @ Drive-Thru

 

28.   Seal and stripe lot

a.       Lot repair not in remodel scope.

 

29.   Existing Sidewalks to be ADA compliant.

 

Project Specific Topics

EXTERIOR:

 

30.   Owner to supply new entrance and vestibule doors.  GC is responsible for coordinating work with vendor.

 

31.   GC to Remove all existing Branded Signage from Building

 

32.   Install new parapet metal cap all the way around the perimeter of the roof.

 

33.   Dumpster Corral: Replace vinyl slats with Brown per plan

 

34.   New Speaker post canopy foundation by Contractor

 

35.   Contractor to review plans and bid as shown.

 

INTERIOR:

 

36.   Contractor to review plans and bid as shown.

 

37.   FYI, general note – Contractor to save all cores and locks from the abandoned doors, they are to be given to the AS.

 

38.        Owner to supply all lighting fixtures and lamps per plans,  EC to Install.

 

39.        EC to supply & install emergency lights (interior and exterior) and exit signs.

 

40.   Contractor to deinstall and re-use two (2) existing baby changing stations in restrooms.

 

41.  Contractor to save wire cup basket – re-install to new counter

 

42.  GC to hire a professional cleaning service for final cleaning no later than Thursday in final week. Back of House construction clean should be included.

 

43.  Proposed Construction schedule to be 3 weeks with Drive-Thru only and 2nd week fully closed.

 

44.  GC is responsible for building an accessible, dust proof partition between kitchen and dining while the DT remains operational.  The partition must be acceptable by the local health department.

 

45.  Dining ACT to be White in lieu of Taupe.  Contractor to provide white ACT in dining / sales area where White is called out on the plans.

 

 

Building plans and specifications are the property of Arby’s Restaurant Group, if the contract is not awarded to your company, all plans and specifications are to be deleted and or destroyed from your files.
